BCP Council (Poole): Matt Annen, director of Pure Town Planning is delighted to have secured planning permission for a plot severance and erection of a new bungalow dwelling on a rear garden to a corner plot near Canford Magna. This well considered scheme was designed by local firm Dot Architecture.
The scheme followed a previous application which was refused on the basis of that proposal lacking an efficient onsite parking and turning solution, resulting in multiple vehicle reversing movements directly onto a classified road which was deemed to impact on the flow of traffic. We reviewed the previous case officer’s report and provided advice on how the previous concerns could be overcome – reducing the number of parking spaces on site and introducing a turning area.
The planning officer concluded: “The proposals would result in the net gain of an additional dwelling in an established residential area which will have minor economic and social benefits as well as the provision of an additional dwelling where the Council is currently failing to meet its housing delivery targets. As such the benefits of the scheme outweigh any negatives. Furthermore, the scheme preserves the character and appearance of the street scene, neighbouring privacy and amenities and through the amendments from the previous scheme it now addresses the highway safety concerns and meets the requirements of the Council’s Parking SPD”.
