BCP Council (Poole area): Chris Miell is excited to announce that he has secured his first planning permission of 2022, which consists of a backland development at Rosemary Road, Poole.

The site is located to the rear of an existing bungalow on the southern side of Rosemary Road, near to the junction with Lavinia Road. The proposed development will deliver a three-bedroom detached dwelling in a sustainable location with associated access and parking.

As part of the application, we worked closely with architects Anders Roberts Cheer to prepare the scheme. Prior to submission we suggested several minor design changes which improved highway safety and the living conditions of future occupiers.

In addition, we prepared a thorough supporting design, access and planning statement, which set out the merits of the proposal in a clear and concise manner, showing to the LPA that the additional dwelling would not be out of character or harmful to the existing streetscene. As part of the statement, we undertook an assessment of other infill developments along Rosemary, which informed the local distinctiveness of the area. During the consultation period, an objection was made by the Waste Authority who expressed concerns about the lack of a bin collection point within the application site. Chris reviewed the comments and liaised with the Waste Authority to provide an acceptable arrangement whereby bins would be collected from the kerbside and then taken back to a bin store at the rear of the site. Following these discussions, the Waste Officer removed their objection to the proposal.

The application was duly approved by the Planning Officer who concluded within her report that “the proposed single storey dwelling will provide three bedrooms. Given the mix in dwelling size in the area this is considered acceptable. It is considered that the type and scale of the proposed development will preserve the area’s residential character and the proposal is therefore in accordance with Policy PP28 of the Local Plan.”
