BCP Council (Bournemouth):  Matt Annen, a director of the firm has secured FULL planning permission for the demolition of a number of existing Car/Tyre/MOT Garages and the erection of a large new building containing 22 flats and 4 retail units with associated parking. The proposal was designed by  Harriplan and is located on Holdenhurst Road, Bournemouth.

The scheme followed a previous Outline consent (Jan 2019) for a very similar development, also secured by Matt at Pure Town Planning. This application was submitted as a ‘FULL’ application as opposed to applying for a ‘Reserved Matters’ application in order to challenge the significant (£160,000) affordable housing contribution which was placed on the previous consent. With the help of Simon Corp (S106 Affordable Housing) we were able to successfully negotiate a zero affordable contribution on this revised scheme.

The approved scheme consists of the four retail units situated on the ground floor and the 22 flats set out over the first, second and third floor. The existing parking area found on the southern boundary would be retained serving the parking requirements for both the flats and retail units. Due to the previous consent on site, the application was approved with only minimal changes required to the built form, much to the delight of the client.
