Dorset Council: Phoebe Milner has successfully secured planning permission for alterations and extension to a house on Sandy Lane in Upton including rear extension and new first floor level in raised roof.

The scheme sought to increase the scale and height of the dwelling to create a 5 bedroom chalet bungalow. Our intervention on this site followed negative pre-application advice from the Council which was taken into consideration to amend the design in response to the comments. Consequently the height was slightly reduced and one dormer was removed to respond to the comments while still achieving a significant amount of new living space for the client.

In our supporting Design, Access and Planning Statement it was argued that the proposal would reflect similar development in the vicinity. The case officer agreed with this position by recognising that the scheme did not detract from the local area and will add to the general mix of development and the clear trend towards dwellings reflecting modern design preferences.

Furthermore the pre-application advice raised concerns that the amount of built form would not be subservient to the original dwelling. Following the submission of the Design, Access and Planning Statement, the case officer agreed that this would not harm the character and appearance of the host dwelling or the area therefore it was deemed acceptable by the Council.
