BCP Council (Poole): We are pleased to have recently secured planning permission for the erection of a single-storey rear extension with a balcony above at a stunning luxury home in Evening Hill, perfectly positioned between Lilliput and Sandbanks.The scheme was designed Hollington Architects.
Working closely with the client, architect and the local planning authority, we were able to carefully balance the client’s aspirations for additional high-quality living space with the site’s sensitive planning considerations.
The application successfully demonstrated that the extension would preserve the character and appearance of the surrounding area, remaining subordinate to the existing dwelling through its scale, design and use of matching materials. The balcony design also reflected similar neighbouring developments, ensuring it sat comfortably within its established setting.
A key focus of the submission was protecting neighbouring amenity. Through the use of modest building proportions, generous separation distances and 1.8m obscure glazed privacy screens to the balcony, the scheme avoided overlooking, unacceptable overshadowing and any overbearing impact on adjacent properties, allowing neighbouring privacy and outlook to be fully preserved.
With no public objections received during the consultation period (that’s almost unheard of these days!) and support from the Council’s specialist officers, the application was recommended for approval and planning permission granted.
This project is another excellent example of how a well-considered planning strategy and carefully justified design can successfully navigate even the most sensitive residential locations along Poole’s prestigious coastline.
