The extension to the main dwelling (designed by DMW Architects) allows for an integral reconfiguration of the layout, comprising a new living/dining room with utility room. As the application site is located with the Giddylake/Beaucroft Road Special Character Area, the LPA assessed the proposal against the 9 development criteria for this special character area.

The flat roof design of the extension, in conjunction with its siting and extensive glazing, reduces the the visual impact of the structure and ensures a suitable gap to the neighbouring property. Despite having a more contemporary design style, the LPA confirmed that the proposed materials and features of the extension will not harm the character and appearance of the area.
