BCP Council (Poole): Matt Annen, director of Pure Town Planning has recently sercured another planning approval, this time for 9 flats at Adastral Sqaure in the Canford Heath area of Poole.

The approved scheme, designed by The Plan Partnership for our mutual client Bournemouth and Poole Estates, involved the demolition of an existing garage and the erection of a four-storey building with five integral garages and 9 flats above.

This is actually the fourth consent which we have achieved on this site over the past 5 years; the first secured consent for a block of 4 flats in 2015, the second for a block of 6 flats in 2016, the third was a hard fought win at appeal for a block of 8 flats in 2019 and this recent consent, uses a very similar built form to that of the 8 unit scheme but achieves 9 units on the site and in our opinion is of a superior design. It was approved earlier this week under delegated powers.

Onlookers may question why 9 units wasn’t applied for from the outset? Firstly the size of the site has increased which facilitated an increase in density, but also under the first two schemes the Council strongly resisted 4 storeys of accommodation on the site, but could not defend this position once the Inspector had approved the 8 flat units scheme.
