Dorset Council: Neil McKeon of Pure Town Planning has secured full planning permission for the erection of 5 houses in Crossways, Dorchester.

A previous planning application for 6 dwellings on the site on Warmwell Road was refused by the Council in March 2019, primarily in respect of potential overdevelopment and harmful impacts upon the amenity of neighbouring dwellings. Pure Town Planning were instructed to challenge the decision at appeal. Whilst the appeal was dismissed in November 2019, the Inspector disagreed with a number of the Council’s objections – which in turn led to a subsequent revised application for 5 houses being submitted in March 2020.

The revised proposal (designed by ARC Architecture) demonstrated how a 5 unit scheme with an alternative site layout could successfully overcome the previous concerns of overdevelopment and harmful impact upon the adjacent properties. The revised layout allowed for increased spacing to the neighbouring property and ensured that their privacy and amenity would be completely safeguarded.

Following further discussions between Neil and the respective planning officers, the resulting development of 5×3 bed family homes was considered to address the previous objections and deliver a high quality scheme in a desirable and sustainable location in Dorchester – thereby approving the application, much to the delight of the client following an extensive planning history on the site.

This particular approval is an example where a refusal and dismissed appeal was not the end of the road for the development, as they provided the building blocks for a revised proposal.
