Cabot Lane brownfield approval planning consultant pooleBorough of Poole: Pure Town Planning are pleased to announce that we have recently secured planning permission for the demolition of a workshop and a disused community hall, which is a locally listed building, and the erection of 5 x 3 bedroom dwellings at a brownfield site on Cabot Lane, Poole.

Working in collaboration with Footprint Architects, we prepared, submitted and managed a comprehensive outline planning application for the proposed development, which delivers 3 x terraced and 2 x detached units with associated access, off-street parking and amenity space.

Cabot Lane brownfield approval planning consultant bournemouthAs part of the application, we prepared a thorough supporting design, access, and planning statement which set out the merits of the proposal in a clear and concise manner, whilst making it clear that the development was in accordance within adopted planning policies that support sustainable residential development.

To ensure support for the demolition of the community hall we undertook a study of surrounding community infrastructure which demonstrated that there were two other community centres within a 1km (12 minute walk) radius of the site and a further four centres within 2-4km (5-10 minute drive) radius from the site. As such, we concluded that adequate provision of alternative facilities and services was available locally for residents. Therefore, the proposed use of the site for residential purposes would be of a greater benefit to the area and bring into use a brownfield site which is encouraged by both local and national planning policy.

To justify the loss of the locally listed building we prepared an in-depth heritage asset statement which noted due to extensive alteration and a lack of maintenance the building now appeared tired within the streetscene and was an unremarkable example of its period. As such it was considered that the existing building made at very best a small or marginal positive contribution to the character of the area and therefore the loss of such would not have a substantial impact on the historic importance of the area.

Upon considering the application and supporting documents, the Council agreed with our conclusions and moved to grant planning permission for the development. The client was delighted with the decision and is now preparing for the development of the site.
