Dorset Council:  Darryl Howells has secured Outline Planning Permission for the demolition of a bungalow and the erection of 5 detached houses on a site in St Ives, near Ringwood.  The scheme followed a previously successful application for 4 houses which Darryl secured back in 2019.

Following receipt of the originally approved scheme, Darryl mentioned to his client that he thought a fifth house could be accommodated increasing the development value of the site for the client.   The client instructed Simon Morgan of Morgan Design Studio to prepare the site plan and other plans for submission of a planning application to the handled by Darryl.

Early indications from the planning officer indicated that the Local Planning Authority would be willing to support the planning officer.  During the later stages of the application, the planning officer highlighted concerns about the relationship to the houses to the north in Gainsborough Road, however Darryl was able to provide a robust rebuttal without needing the plans to be changed.   The planning application was then subsequently approved under the officer’s delegated powers.

If you have a site and would like to explore its development potential, or received permission but you think it can deliver more then please let one of our planning consultants review the site and the adopted policies, to establish if there is a viable way forward to increase your financial gain.
