Borough of Poole: Pure Town Planning are delighted to announce that we have recently secured householder planning permission for alterations, extensions and remodel of an existing dwelling on Merley Park Road, Poole. The scheme was designed by Conceptual Homes Limited.

The site is situated within the South East Dorset Green Belt, therefore to protect the openness of the green belt residential extensions are only permitted where they appear subservient to the main dwelling and do not result in a significant increase in floorspace. Furthermore, as the site is within 100m of the Dorset Heathlands SSSI, a net increase in residential units is not permitted to protect the integrity of the heathlands.

The scheme sought to rejuvenate the existing 1970s dwelling and provide additional living accommodation so that the applicant’s parents could also live in the dwelling by extending to the front and rear of the dwelling, converting the existing garage and extending into the airspace above. The modified façade proposed front gabled windows with feature fanlights, a two storey front porch element to provide vertical emphasis and a mix of render and marley cedral weatherboard cladding.

As part of the application we prepared a thorough supporting Design, Access and Planning Statement which set out the merits of the proposal in a clear and concise manner, whilst making it clear that the proposal safeguarded the openness of the green belt, would not result in the creation of a separate residential unit, accorded with the pattern of development and character of the area and was therefore in accordance with adopted local and national planning policies.

The client was very pleased with the decision and is now preparing for development on the site.
