BCP Council (Christchurch): Matt Annen is please to have secured planning consent for substantial alterations and remodel of an existing bungalow dwelling, including; ground floor extensions, formation of a first floor with balcony and demolition of the existing garage and erection of a replacement garage to a corner property in Mudeford, Christchurch to form a 4-bedroom family dwelling. This scheme was designed by local firm ARC Architecture for mutual client Glass Harbour Group.

Despite a well thought out and presented scheme which didn’t attract any objections from neighbours, the appointed planning officer initially considered that the scheme was unacceptable and was minded to refuse the application. Upon hearing this news, it just so happened that Matt was shortly due to meet with the newly appointed Head of Planning for BCP Council and he used this scheme as an example of the constant negativity which Matt (and other local planning consultants) feel has become systemic with the BCP Council planning department.

Following an internal discussion, the planning officer requested some minor changes which our clients gladly accommodated and the application was approved last week. This case provides a clear example of the advantages that having a planning consultant on board can bring to robustly negotiate your scheme through the planning process, In this instance escalating the application to senior officers has almost certainly turned a refusal around into an approval, much to our client’s delight.
