BCP (Poole) Council: Jess Glover is pleased to inform that she has recently secured planning permission for the variation of condition to extend the balcony over the existing flat roof on Seacombe Road in Sandbanks.

A previous householder planning application was approved in 2018 for an extension over the existing garage to form additional first floor accommodation. This application sought to vary the plans so that the entire area of flat roof above the approved extension at second floor could be used as external amenity space.

As a result of the Covid-19 pandemic, outdoor amenity space is increasingly important and therefore the occupants sought to enlarge their existing balcony to provide a useable outdoor area for their family.

The Planning Officer agreed that the extended balcony area would preserve neighbouring amenity in terms of daylighting and outlook and would not lead to a loss of privacy to the neighbouring properties. The extended balcony would be to the front of the site and would offer views towards less private front garden areas and front of properties on the opposite side of Seacombe Road. However, given the separation distance between the balcony and properties on the opposite side of Seacombe Road, the balcony would preserve neighbouring privacy.
