BCP Council (Bournemouth): Matt Annen is delighted to have recently secured planning permission for the partial demolition of an existing language school building and its alteration, extension and conversion into 11 flats in Dean Park near Bournemouth Town Centre.

The proposal was designed by architects; Anders Robers Cheer for local developer High Profile Properties.

Initially the conservation officer raised strong objections and even went to the extent of contacting Historic England and applying to them to get the building Listed. So rather than working ‘positively and proactively’ with the applicant, the conservation officer seemed hell bent on de-railing the application, which the applicant found particularly frustrating. Thankfully Historic England considered that the buidling was not worthy of Listing. Also, thankfully the appointed planning officer who Matt has dealt with on numerous occassions in the past was willing to co-operate and work with us allowing a number of amendments to be submitted in order to achieve a mutually agreeable scheme first time around.

Credit must also go to Simon Corp of S106 Affordable Housing who assisted this process with a challenge of the affordable housing contribution which was successful and the District Valuer confirmed that the scheme was not liable for any affordable housing contribution.

The client intends on wasting no time and will be making a start on this development shortly and we look forward to seeing this exciting scheme come forward.
