Borough of Poole:  Darryl Howells has secured full planning permission to demolish an existing 9-bedroom HMO and erect a 3 storey block of 10 self-contained flats with associated vehicular access and parking (revised scheme). The application site is positioned adjacent to another site where Darryl had previously secured planning permission for another block of 10 flats earlier in the year.

The applicant had originally instructed Trinity Architecture to prepare the plans and Pure Town Planning to submit and handle the application however the Local Planning Authority refused the scheme for reasons of alleged disturbance of noise from vehicular movements along the driveway and alleged overlooking between ground floor windows of the proposed building and approved neighbouring block of flats.

The revised application included a window specification that could prevent noise to intended occupiers; and a modified ground floor layout to overcome the alleged overlooking. The 2nd application was submitted by Darryl, and after the end of the public consultation period of 21 days, the planning application was approved under delegated powers

The final result for the client who owns both sites is now permission for the erection of two blocks of 10 flats each with separate car parking but shared vehicular access off Bournemouth Road serving both schemes.
