Fareham Borough Council: Neil McKeon is delighted to have secured outline planning permission for the erection of 8 houses in Titchfield, Fareham.

The proposal sees the demolition of the frontage dwelling to allow access to the amalgamated land to the rear of Segensworth Road to accommodate this residential development. The proposal (designed by ARC Architecture) was first brought before the Planning Committee at Fareham Borough Council over 2 years ago, but was delayed whilst Fareham Borough Council and Natural England agreed an Appropriate Assessment to address concerns of nitrogen and phosphorous impacts of new residential development upon The Solent.

Following extensive negotiation between Pure Town Planning, the applicant, Fareham Borough Council and the Hampshire and Isle of Wight Wildlife Trust, an Appropriate Assessment was accepted by Natural England – thereby freeing the deadlock and allowing the application to finally have its day at Planning Committee.

Neil presented the application to Committee Members and demonstrated how the proposal was fully policy compliant and acceptable in regard to housing density, the amenity of existing and proposed dwellings, ecology, arboricultural and highways impacts – which the respective Officers supported, following a thorough consultation process. Members subsequently voted to approve the application to redevelop this backland site, much to the delight of the client.

If you have a potential residential proposal which will also have to contend with addressing nitrates impacts upon The Solent as part of the planning process, we would be happy to provide an appraisal and talk you through the process.
