North Dorset District Council: Neil McKeon of Pure Town Planning has secured planning permission for a four bedroom detached dwelling in Fontmell Magna, Shaftesbury.

The application site is located on grassland set within the Fontmell Magna Conservation Area and abutting the Cranborne Chase AONB. Given the constraints on the site, including partial agricultural land grading to the south western boundary, a pre-application was submitted to North Dorset District Council. The pre-application response was roundly positive in respect of policy and general design of the new dwelling. Following this response, a formal application was submitted for Officers’ consideration.

The proposed scheme, in terms of plot coverage and architectural style, was considered to be in keeping with the surrounding pattern of development and positively informed by the local vernacular of building features and palette of materials including natural stone over a red brick plinth under clay tile roofing – being of key importance to reflect development in the conservation area. Throughout the course of the application, Neil engaged with Officers to address concerns in respect of the potential impact upon the adjacent AONB and highway safety. The resulting development and associated impact was ultimately well received by all Officers and their full support was secured.
