Hengistbury planning consultants BournemouthBournemouth Borough Council: Pure Town Planning are celebrating yet another back land residential planning approval in Bournemouth. The latest addition to Pure Town Planning’s long list of approvals in 2015 (and we’re only in April!) took a garden plot with a considerable history of failed applications and appeals by other applicants/agents and by using a fresh approach PTP were able to successfully convince the planning officer that this site was suitable for the addition of a detached bungalow.

Matt places this success down to two main factors: firstly a well thought out, supported and presented application to Bournemouth Borough Council in order to persuade the appointed officer that the concerns on the previous scheme had been fully overcome to ensure that the scheme had the best possible chance of securing consent first time round; and secondly constant contact and liaison with the appointed planning officer throughout the planning process, addressing any queries/issues promptly as they arose and guiding the planning officer towards a positive recommendation.

The key difference between this scheme and previous failed proposals was that our scheme was considered to have a “significantly more spacious layout in respect to its site boundaries” and this factor: “In combination with it’s more conventional design and restrained profile – utilising hipped roof ends rather than gable forms, having a recessed location back from the highway behind buildings…. Would result in a layout that on balance would not appear cramped or out of keeping with the layout of development in the area”.

Despite all the effort prior to and during the application it was still not a done deal and we were just able to swing the balance round to that of one to grant. As the planning officer concluded in his report; “in my view… The development would be in accordance with the development plan, would on balance result in a development that would address the previous grounds of objection sufficiently to tip the weight and balance in favour of the development”.
