Semi detached in Conifer Avenue planning consultants PooleBorough of Poole: Pure Town Planning are delighted to have secured yet another planning permission for the erection of two semi-detached family dwellings in the desirable area of Lilliput in Poole.

The immediate street scene of Conifer Avenue had seen little development since its original construction in the 1960s. However, owing to the considerably large plot size the applicant saw an opportunity to secure a “two-for-one” scheme at the site and instructed Pure Town Planning in associated with architects DMWA to prepare, submit and manage a planning application to demolish the existing dwelling and to erect a pair of semi-detached properties. During the statutory consultation period a considerable amount of objections were submitted by neighbouring residents who were opposed to the principle of development.

Pure Town Planning were quick to spring into action and submitted a full rebuttal to the objections pointing out that the plot sizes of the two dwellings would be commensurate with plot sizes in the area and that within the surrounding streetscene semi-detached residential properties are common and account for approximately half of the housing stock in the area. To demonstrate this point further and to produce a visual representation of the argument a housing stock study map was produced (below).

The rebuttal did the trick and despite the level of local opposition the Borough of Poole planning officer was happy to make a favourable recommendation to her team leader and the decision was signed off and planning permission was granted.
