BCP Council (Poole area): Chris Miell has secured planning permission to demolish an existing bungalow and erect 8 x dwellings at Foxholes Road, Poole.

The scheme was designed by David James Architects (DJA) and will provide much needed family housing within the Oakdale area of Poole, close to local services and amenities. The approved layout makes use of this under-utilised site by providing four pairs of semi-detached homes serviced via a new access road that will be constructed along the southern boundary.

To support the application, we prepared a comprehensive design, access and planning statement, which set out the merits of the proposal in a clear and concise manner. The statement demonstrated that the proposal would preserve the character and appearance of the area and the living conditions of neighbouring residents.

Initially, the application sought planning permission for 9 x dwellings. However, the scheme was met with opposition from the Council’s Tree Officer. Following this, Chris arranged a site meeting with key stakeholders to ensure the Tree Officer’s concerns. After the meeting, Chris worked with DJA and the project arboricultural Richard Nicholson to find a suitable solution which would appease the LPA, whilst preserving the viability of the project for our client. This led to the submission of amended plans for
8 x dwellings, which were supported by the Planning Officer.

Upon consideration of the application, the Planning Officer was supportive of the development, concluding with her report that the proposal would “result in a development which provides sufficient land to accommodate a type, layout and scale of development with a design, massing, materials, landscaping and visual impact which although different, respects the varied existing character and appearance of the area and provides a sustainable form of development in accordance with Policies PP27 and PP28 of the Poole Local Plan (2018).”
