The application proposed conversion of the basement, first and second floors into three self-contained flats with the retail unit on the ground floor remaining unaltered.

When the client came to us with this site the first and second floor were arranged as a duplex flat and the basement was inhabitable. We quickly got to work realising that three self-contained units arranged, one flat per floor would provide sufficient levels of accommodation and would not be considered overdevelopment.

One of the main challenges on this application was the zero provision of car parking available. A thorough and well-presented argument demonstrated that this was a highly sustainable location, which has everyday needs covered, a variety of local jobs and good access to a range of public transport options.

Fortunately, both the Borough of Poole Planning Officer and the Highways Officer agreed with our view and agreed that with a cycle store proposed, the zero parking would be acceptable and recommended that the application should be approved.
