Archway House approval planning consultant bournemouthBorough of Poole: Pure Town Planning have recently secured consent to convert an existing office (Use Class B1) into a terrace of three houses (Use Class C3) at Archway Road in Branksome, Poole.

As the application proposed various extensions to the existing building, the applicant could not utilise their permitted developments rights to convert the B1 Office into C3 Residential dwellings under a prior approval application. This meant, unlike a prior approval application where the Council can only consider flooding, contamination and highways issues, they have to consider all material considerations.

While all other issues were considered satisfactory by the Borough of Poole Case Officer, including design, density, parking, overlooking, as we were proposing three dwellings, amenity space had to be provided to ensure that there is sufficient outside space. Closely working with Anders Roberts Cheer architects, we produced three innovative designed dwellings, which allowed a rear terrace for two of the units and a raised side garden for the third dwelling.
