
BCP Council (Poole): We are pleased to have secured planning permission for the demolition of existing house and erection of a highly contemporary replacement dwelling with integral double garage, 4 ensuite bedrooms, a gym, home office, large open plan entertaining spaces and an outdoor dip pool with associated terraces, leading down to a boat house and onto a jetty into Blue Lagoon. This beautiful house was designed by Marlow Architects.
During the course of the application we had to address a number of issues; initially concerns were raised by the Council’s tree officer that the construction of the terrace would encroach into the rooting area of the three Beech trees at the rear to an unacceptable level. Following amendments, including an updated service plan and drainage strategy, together with a Daylight and Sunlight survey, the officer’s concluded that the submitted arboricultural information adequately details how the proposal can be achieved with minimal impact on the trees.
In making her favourable recommendation the planing officer deemed that the proposal would:
• respect the character and appearance of the streetscene
• preserve the living conditions of neighbouring properties
• provide a good standard of accommodation for future occupants
• maintain parking provisions and highway safety
• not cause harm to protected trees
• be acceptable from a flood risk perspective
• provide an appropriate level of energy from renewable energy sources, subject to condition
• provide biodiversity enhancement, subject to condition.
The application which was submitted in March was finally approved at the end of November and demolition is due to start imminently. We can’t wait to see this stunning dwelling come out of the ground.
