
BCP Council (Poole): Matt is pleased to have secured planning permission for the demolition of existing dwelling and garage and erection of a replacement dwelling with integral garage and outdoor swimming pool with associated terraces, new steps, landscaping and boundary treatments at a stunning location with the plot backing onto Poole Harbour in Sandbanks. This highly contemporary scheme was designed by Marlow Architects.
This approval follows an earlier consent on the site for an extension and remodel consent for a similarly scaled and designed property. But The plot sits within the distinctive Sandbanks coastline on the northern side of the peninsula, placing it firmly within the designated shoreline character area. The site also lies close to tree preservation areas, falls partly within Flood Zones 2 and 3, and is an area covered by the Sandbanks Peninsula Neighbourhood Plan —factors that required careful consideration throughout the design and planning process.

The revised application generated significant public interest, receiving 14 objections but also 15 letters of support. It also attracted wider media attention due to an unrelated issue involving the fencing off of a beach-front on a neighbouring plot. While some objectors referred to this matter, the planning officer rightly confirmed that it had no relevance to this application.
In reaching their decision, the planning officer concluded that the proposal was acceptable in relation to scale, bulk, massing, and design, and that it would have no adverse impact on neighbouring properties, protected trees, or the character of the street scene and shoreline area. The scheme was recognised as delivering a high standard of accommodation for future occupants.
