BCP Council (Bournemouth): Neil McKeon of Pure Town Planning has secured planning permission for a change of use of a furniture store to a ballet school on Wimborne Road, Bournemouth.

The four retail units, which are internally linked, have been vacant for many years with residential flats above at first floor level. The change of use creates three dance studios with a retail/reception space which will operate as a ballet school in close proximity to other retail, leisure and community uses in the Kinson area.

Respecting the amenity of neighbouring residents was an important consideration for the proposal. As such, additional soundproof walling and ceilings are proposed to mitigate against any adverse impact to the first floor residential flats. The application was supported by a detailed Noise Impact Assessment to confirm that these mitigation measures would fully safeguard the amenity of neighbouring units. This report was assessed by the Council’s Environmental Health Team who subsequently raised no objection.

The proposed change of use breathes new life into this vacant site in a highly sustainable location. The ballet school will enhance the range of community uses in the wider Kinson area and adds to the vitality and function of Wimborne Road, without creating any harmful impact on neighbouring properties.
