Dorset Council (Purbeck area): Jess Glover is pleased to announce that she has recently secured planning permission for the change of use of a guesthouse (C1 Use Class) to a dwellinghouse (C3 Use Class) in West Lulworth, Dorset.

The site is a substantial semi-detached two storey gothic-style building dating from the late 1800’s situated within the West Lulworth Conservation Area. Historically the building was a single dwellinghouse, however it was converted to a B&B in the 20th Century with five lettable rooms and additional accommodation for the owners.

To establish the acceptability of the proposed change of use, we had to demonstrate that the proposal was compliant with adopted Policy TA which aims to safeguard existing tourist accommodation. As it was proven that the existing guesthouse had no more than 6 lettable bedrooms, the proposal was considered to comply with Policy TA.

To ensure that the development would not harm the special historic interest of the conservation area, no external alterations were proposed, with the change of use utilising the original plan form of the building to provide a 6-bedroom dwelling.

As part of the application, we prepared a comprehensive supporting planning and heritage statement which set out the merits of the proposal in a clear and concise manner and made clear that the development complied with local and national planning policy.  

Upon considering of the application and supporting documentation, the Case Officer and all statutory consultees agreed with our conclusions and moved to grant planning permission for the development within the 8-week target date.
