BCP Council (Bournemouth): Dan Wilden was pleased to have secured planning permission for the change of use of the ground floor of a large detached house in Bournemouth to form a new exclusive dental clinic.The upper two floors will remain residential as a single flat.

The proposal was the second part of a plan for the property. We recently obtained planning consent for a major remodel and extensions to the existing 1980s property which lies within the Dean Park Conservation Area (see here). The second part was to allow the extended ground floor to be used for our client, a leading dental implant surgeon, to open a new exclusive clinic in town.

With a carefully considered approach we were able to avoid any loss of vegetation and thus avoid the dreaded Biodiversity Net Gain which can become so onerous on minor projects like this. The main issue in the course of the application was to satisfy the planning officer that there was adequate privacy for the garden area which is to be used by the flat. Staying in touch with the planning officer and thanks to rapid turn around of amendments by Kode Architecture we were able to obtain the consent just three days after the original target date
