BCP Council: Matt Annen is delighted to share the news that he has recently securing planning consent for the change of use from a 6 bedroom HMO to an 8 bedroom HMO with associated bin and cycle store and retrospective change to ground level at the rear at a site in Poole.

The site contained a three storey semi-detached residential house which was currently being used as a small scale House in Multiple Occupation under Permitted Development rights. It was situated in a residential area, close to a main classified road through the Borough, and fell within a Sustainable Transport Corridor. It appeared as a single storey property within the streetscene, but was three storey to the rear due to significant level changes. There was currently off road parking to the front of the site for three cars. The HMO currently had six bedrooms (use class C4). The addition of two additional bedrooms resulted in the property changing to a large HMO, which is a Sui Generis use class.

The appointed planning officer considered that the proposal would provide the additional benefit of additional housing, and added to the variety and type of housing without causing material harm and subsequently the application was approved.
