
BCP Council (Bournemouth): Pure Town Planning are pleased to have secured a certificate of lawfulness in respect of four flats in Winton, Bournemouth.
The site was a former storage building which had permission granted for conversion to three residential units under permitted development (Class P which has now expired). In the event the developer converted it into four flats and let them out. After four years of continuous occupation the use became lawful and we were able to secure a certificate of lawfulness for our client to confirm this.
The four year rule has now changed in England which means any breaches which occured after when this changed – 25 April 2024 – will now only become lawful after 10 years. However if the development began (or in the case of operational deelopment was completed) before that date, then the previous 4 year time limit may still apply.
