Dorset Council (Purbeck): The team at Pure Town Planning are putting in place provisions, in the event that self-isolation against the Coronavirus occurs, as we have secured a Certificate of Lawfulness for the erection of a wall.
Joking aside, the Certificate of Lawfulness was needed to demonstrate that potential flooding mitigation proposed in a redevelopment application would be preferable, to the alternative of simply erecting a wall using the client’s permitted development rights. The purpose was to remind the Local Planning Authority officers that there was a fall-back position that could lead to flooding off-site.
Reminding the planning officer of the development that can occur without their control is often a useful part of a planning strategy, that could enable a client to obtain their goal for the development of a site.
