Dorset Council: Darryl Howells has secured a Certificate of Lawful Use or Development (CLOPUD) for a detached building to include a triple garage, garden store, gym and playroom. The plans were drawn by Emma Lack of EKL Design Limited but the application was submitted by Darryl with a robust planning statement demonstrating that the structure was permitted development under the Schedule 2, Part 1, Class E of the Town and Country Planning (General Permitted Development) (England) Order 2015 as amended.

The planning statement reminded the Local Planning Authority that the designated Green Belt that covered the site was irrelevant as a planning consideration so the impact to the openness of the Green Belt was not a question to be answered. This application follows a previously reported web post when Darryl secured full planning permission for the conversion of the existing garage to a 2 bedroom bungalow.  This CLOPUD application now ensures that the existing house benefits from a larger detached garage than the original garage so the property value is not diminished but increased.
