Borough of Poole: Darryl Howells of Pure Town Planning has recently secured full planning permission for the demolition of an existing 9-bedroom HMO and the erection of a 3 storey block of ten self-contained flats with associated parking and vehicular access. Prior to the submission of the application to the Borough of Poole, Pure Town Planning worked with David James Archirects & Partners Limited to help guide the layout, design, scale and appearance of the scheme. To support the planning application submission, Darryl then wrote a Design & Access Statement which justified the proposed development in policy terms and submitted the application.

The planning application was initially welcomed and supported by the Borough of Poole, however towards the end of the application’s consideration, concern was raised regarding the extent of hardstanding and built form on the site, and the lack of amenity space. To resolve the concerns, Darryl negotiated with the Council’s Transportation Officer to reduce the level of car parking on the site, which consequently freed up some space for amenity and planting options within the development, without causing any loss of accommodation to the building. The subsequent changes and the evidence base that supported the scheme were accepted and the scheme was approved by the Team Manager using his delegated powers.
