Bournemouth Borough Council: Pure Town Planning are thrilled to announce that we have recently secured planning permission for the demolition of an existing garage block and the erection of 3 bungalows on land to the rear of 84-94 Shelbourne Road. The approval represents the third backland development we have secured planning permission for on Shelbourne Road within the past 12 months.

Prior to the grant of planning permission, the site had a negative planning history with an application for 4 chalet bungalows being refused by the Council in 2010 and subsequently dismissed by the Planning Inspectorate in 2011 because of concerns relating to overdevelopment.

Following consideration of the application, Bournemouth Borough Council planning officers considered that the revised proposals were better informed by the site’s surroundings and the area’s urban context and therefore recommended approval. During the planning process, we negotiated with the case officer to overcome concerns about parking and access, which resulted in a redesign of the parking area to provide on-site parking for both residents and visitors.

Integral to the success of the application was that all of the proposed bungalows would be one bedroom. We argued that this was a key benefit of the development as there is a great demand for this type of accommodation within the Borough. Thus, the development will help to diverse the housing stock of the local area benefiting the local community.

As part of the application, we prepared a thorough supporting design, access and planning statement which set out the merits of the proposal in a clear and concise manner, whilst making it clear that the development was in accordance within adopted planning policies that promotes sustainable residential development.

Upon considering the application and supporting documents, the planning officers agreed with our conclusions and recommended approval of the application. Due to local objections, the application was referred to the Council’s Planning Committee. At the meeting, Chris Miell spoke in support of the proposals on behalf of the applicant and upon consideration of the application, Members approved the plans by a majority vote of 6-1. The client was delighted with the decision and is now preparing for the development of the site.
