New Forest District Council: Chris Miell is excited to announce that he has secured planning permission for amendments to an extant permission for four dwellings in Lymington.

In October 2023, planning permission was granted for the demolition of the existing house and the erection of 4 no. houses with access and parking. The approved development, which was designed by David James Architects  permits roof level accommodation within Houses 1, 2 and 3. The approved plans show that the loft rooms within these units would be served by roof lights.

Utilising Section 73 of the Town and Country Planning Act 1990 (as amended), we sought permission for minor amendments to the scheme, whereby the roof lights to Houses 1, 2 and 3 will be replaced with modest dormer windows.

These changes will improve the quality of the loft rooms by reducing the amount of floor area with a limited head height, which in turn enhances the GDV of the development for the client through higher sales values.

To support the application, we prepared a planning statement which demonstrated that the proposed amendments to approved plans would not cause harmful impact on the character and appearance of the area and would not compromise the overall design and appearance of the proposed development.

In assessing the proposal, the Planning Officer found “These additions would not be unduly prominent or intrusive in the wider streetscene over the acceptable impact of the extant scheme itself, as such there would be no additional impact on the rural edge of the site or overall streetscape and character of Lower Pennington Lane.”
