BCP Council (Poole area): Matt has recently secured planning permission for alterations, extensions and remodel of an existing dwelling (consisting of fenestration changes, front single storey extension with balcony above, and formation of new second floor within roof form with associated balcony) in Lilliput, Poole. The scheme was designed by Marlow Architects.
The scheme followed a previously refused application for a flat roofed design which we have challenged at appeal. But to bolster the chances of success at appeal and also provide a strong material fallback position for our client, this revised design was submitted which, given its pitched roof design was considered to be more acceptable to the planning officers than the previous design (despite the adjacent property having a similar flat roof form).
Despite numerous objections from local residents, some of whom themselves ironically live in a newly converted contemporary dwelling, the officer concluded that “the proposed development would not be materially harmful to the character and appearance of the street scenes of The Capstans and Lagoon Road and the wider surrounding area” nor would it “cause a material loss of sunlight/daylight, loss of outlook, any materially harmful shading and would not appear overbearing to the occupiers of… neighbouring properties”.
