BCP Council (Poole): Matt Annen is pleased to have secured planning consent for external alterations, demolition of existing garages and two conservatories and erection of a two-storey side extension and change of use to an11 bedroom HMO (Sui Generis Use) with associated parking, cycle and bin store near Poole town centre. The scheme was designed by Archigold for mutual client ESA Property.

The application process itself took nearly 6 months, which is still too long for an application of this nature, however part of the delay stemmed from the owners of the premises being located in New Zealand which caused added complications logistically when it came to the signing of the legal agreement.

The officer in arriving at their recommendation to approve concluded that; “the proposed HMO would provide 11 smaller units of residential accommodation that are likely to be a more affordable type of housing that would provide greater choice and meet the needs of those people who might otherwise be unable to afford to rent or purchase a flat or house, whilst making an efficient use of the site”. It was deemed that the principle of the proposed change of use was policy compliant, would not be materially harmful to the character and appearance of the area and would have an acceptable impact on the amenity of future occupiers and neighbours.
