BCP Council (Poole area): Chris Miell has recently secured planning permission for alterations and extensions to Seaview Dental Practice, which is located on Ashley Road, Poole.

The existing dental practice dates from the 1920s and has a limited number of treatment rooms for use by patients, which means that the practice have insufficient facilities to meet the needs of the surgery’s growing number of patients. As such, we were instructed to pursue an application for the extension of the building to provide additional treatment facilities.

The approved plans, which were prepared by RB Studio Architects, provide for a two-storey rear extension, which will provide additional treatment rooms and allow the practice to be able to engage additional dentists to cater for the growing need for dental treatment in the community. In addition, plans exist for Oral Health Education sessions to be held at the practice, and the extension will help accommodate a room for this. 

Due to the proximity of neighbouring dwellings, the planning application was supported by a daylight assessment undertaken by HDS Greentech which demonstrated that the proposed extension would cause no material harm to living conditions of the occupiers of neighbouring dwellings with regards to light and overshadowing.

During the planning application the Highways Officer lodged an objection to the proposal due to a lack of on-site car parking for staff and visitors. With the assistance of JPC Highways, we were able to demonstrate that there was sufficient on-street parking available in the local area to accommodate the additional patients associated with the extended dental practice. Upon review of the evidence, the Highways Officer removed their objection to the proposal.

Overall, the approved extension will provide a better use of the site with additional internal space and improved facilities for the existing dental practice to adapt to meet its current needs and to enable it to meet the needs of the local residents as a community facility. This would in turn give rise to benefits to the local economy, by enabling an existing business to adapt to reflect market demand.
