Dorset Council (East Dorset area): Chris Miell has secured planning permission for alterations and extensions to an existing dwelling in Ashley Heath.

The application site is occupied by a detached chalet bungalow from the late 20th century with a single storey attached garage; red brick walls, brown tile roof with gable dormer windows. The garden area is well landscaped and features several protected trees and mature shrubs.

The proposed remodel, which was designed by Marlow Architects, will provide a single storey side and rear extensions and a roof extension above the existing garage with front and rear dormer windows. The extensions will be constructed from materials to match the exiting dwelling.

To support the application, we prepared a comprehensive supporting planning statement, which set out the merits of the proposal in a clear and concise manner. The statement demonstrated that the proposal would preserve the character and appearance of the area and the living conditions of the occupiers of neighbouring residents.

As part of our consultancy role, we appointed local consultants including an arboriculturalist (GTree Ltd) and ecologist (Cherry Tree Ecology) to ensure that the relevant policies were complied with regards to the protected trees and ecological impacts, including bats.

Upon consideration of the application, the Planning Officer was supportive of the development, concluding within her report that “The development is judged to be compatible with its suburban surroundings and would not result in any significant harm to the wider streetscape, given its set-back nature from the road. Overall, the scale, bulk and design of the proposed extensions are considered sympathetic to the host dwelling and surrounding area, and the proposal is in accordance with Policy HE2 of Core Strategy. The proposal therefore accords with the design principles of the National Planning Policy Framework (NPPF) and Policy HE2 of the Local Plan.”
