Royal Borough of Windsor and Maidenhead: Pure Town Planning are delighted to announce that they have recently secured consent for alterations and extension to an existing dwelling with a scheme designed by Tony Holt Design. The site, which is in the Green Belt as well as a Conservation Area, is in the Berkshire village of Waltham St Lawrence between Reading and Maidenhead.

This approval was the culmination of a long planning process balancing the needs of the client who wanted to maximise the size of the dwelling whilst ensuring the scheme was viable to build and ensuring compliance with Green Belt and Conservation area site constraint. As the site was within a Green Belt, it meant consideration had to be given to its openness and that the proposed extensions would not be disproportionate to the original dwelling, meaning that careful consideration of the proposed bulk, scale and massing had to be undertaken.

Following pre-application discussions where it was established that the proposed additions would be considered acceptable by the Council and importantly not considered to be disproportionate to the existing dwelling, a formal application was prepared for submission.

As part of the submission, Pure Town Planning prepared a comprehensive Design, Access, Planning and Heritage Statement which set out the following:

  • The statement established that the scheme would comply with the relevant policy for development within the Green Belt and would have no harmful impact upon the openness of the Green Belt.
  • The Heritage Statement established due to the extensive boundary screening around the property that there would be no harm to the Conservation Area.
  • The Design and Access Statement set out the design process of the scheme and how the additions to the dwellinghouse would amalgamate into the existing dwelling ensuring a well-designed and holistic scheme.

This approval allows the homeowner to build a part two storey, part single storey side and rear extension together with a two storey front extension at the property. These extensions in total added 50% floorspace to the existing floorspace increasing the house from 292sqm up to 438sqm. This will allow the house to provide five large bedrooms, a large living room and an open plan dining/kitchen amongst other additions.
