BCP Council (Poole): Matt Annen is pleased to have secured planning consent for demolition of a conservatory and extension and erection of a replacement single storey rear extension and change of use to a 7 bedroom HMO (Sui Generis Use) with associated cycle store and access in the Parkstone area of Poole. The scheme was designed by Now Architecture for mutual client ESA Property.

This application process took a whopping 7 months which is way to long for what is a relatively straightforward scheme. This was solely down to a completely unresponsive and inactive planning officer who was originally allocated to this application and thankfully left the authority a couple of months back.

The new officer in taking over the case was notably better in every way and quick to confirm that the principle of the proposed development was policy compliant and could be supported. In making his favourable recommendation in his report in concluded:
· The proposal would not be materially harmful to the character and appearance of the area.
· The proposal will not cause material harm to the amenities of the occupants of neighbouring properties.
· The proposal would result in good quality living conditions for the prospective occupiers.
· The proposal would be capable of providing the required waste collection solution on site.
· The proposal will not detrimentally impact highway safety or parking.
