BCP Council (Christchurch area): Back in September last year, Matt shared the news that he had recently secured planning permission for extensions, alterations and a contemporary remodel of an end of terrace dwelling with stunning views over Christchurch Harbour which had been cleverly designed to a very high standard by Marlow Architects (see link here).

With that consent in hand, our client wished to explore the possibility of adding a roof terrace on top of the dwelling. Pure Town Planning were heavily involved in the design process, advising on the size of the terrace, the means of access and the setback as well as the finish using frameless glazing and put together a robust argument that the resulting increase would be subtle and not immediately obvious.

The officer accepted that the proposed terrace would result in some overlooking. However he stated “it is not considered that it would result in harmful [emphasis added] overlooking to the detriment of the living conditions of neighbouring property”.

The application was approved just before the 8 week target date on 14th December, so was a nice early Christmas present for our clients!

If you have a recently secured consent for a remodel/upgrade of an existing dwelling and are looking to explore the maximum potential, get in touch and we’d be happy to let you know our thoughts.
