BCP Council (Poole):  Matt Annen, a Director of Pure Town Planning is delighted to share the news that he has recently secured planning permission for the erection of a pair of linked-detached houses in Canford Cliffs, Poole. This scheme was designed by local architects; Anders Roberts Cheer for clients; Bayview Developments.

The site relates to land currently part of the grounds to an existing dwelling and is occupied by an outbuilding housing a swimming pool, ancillary to the residential use. We refer to this as “plot 1” The Close is currently occupied by three detached dwellings, sitting in spacious plots (the application site being of some considerable size compared to the others) and spaced out around a turning head. We recently secured Planning consent for a large (7000sqft) replacement dwelling of the host dwelling (know to us as “plot 2”) on this site. see link: and prior to that we secured approval for a new dwelling to the other side of the existing house which we refer to as “plot 3” see link: and construction of this has commenced. So securing consent on plot 1 for additional residential development was the last piece of the puzzle.

The proposed scheme was amended from a previously refused scheme for a terrace of 3 houses on the site. With the reduction in number of units from 3 to 2, reduction in storeys from 3 to 2, reduced area of hard surface for parking and reduced depth. The officer concluded that this all results in two larger plots on site and increased amenity space for residents. In addition through liaison with the appointed officer, further amendments were sought during the life of the application, which resulted in changes to the design of the scheme, removing the pitched roof to create a flat roof therefore reducing the height further and resulting in a more contemporary style of architecture complimentary to the design of the recently approved houses at plots 2 and 3.

We are delighted that our chosen planning strategy of dealing with each site separately has led to the successful comprehensive redevelopment of this site (4 large contemporary family dwellings where there is currently one bungalow).
