BCP Council (Bournemouth area): Neil McKeon is delighted to secure planning permission for the partial demolition and extension of existing housing to create a 7 flat scheme on Charminster Road, Bournemouth.

Following a refused application, Pure Town Planning were tasked with taking a revised application forward in conjunction with Watts Holt who handled the all-important planning drawings. To overcome the objections, a pre-application was submitted to engage with the Officers at an early stage. In this particular case, the pre-application approach was helpful to present an alternative application site and design proposal to the LPA.

The revised application sought the partial demolition and 2 and 3 storey extensions of both houses to create 7 flats on site. The proposal included 1/2/3 bedroom flats with both private and communal rear gardens. Despite the pre-application, rigorous consultation was still required with the Case Officer in order to fine tune the design and the deliver the best possible scheme. Whilst the proposal secured a positive recommendation, due to a Councillor call-in and neighbouring objections, the application was brought before the April Planning Committee.

Neil spoke in favour of the proposal at Planning Committee and Members were satisfied that the previous issues had been overcome and were impressed with the new scheme successfully delivering larger family size flats in a sustainable location, whilst safeguarding neighbouring amenity and respecting the character or the area. The application received unanimous support from Members and was granted – much to the delight of the client and all involved after an extensive application process.
