Poole planning approval three detached dwellingsBorough of Poole: Pure Town Planning have recently achieved planning permission for the demolition of an existing house and the erection of three 2200 sqft detached family dwellings in the desirable area of Lower Parkstone near Branksome Park and Penn Hill Village.

Plot splits (in this case “three-for-one”) on this particular road had not been viewed particularly favourably in the past by the Borough of Poole. A “two-for-one” scheme on a site diagonally opposite this site was recently approved on appeal which played an important part in altering the character of the road, especially building to plot ratios in the immediate locality. Despite this context during the progress of the application the planning officer was not convinced that the sub-division of the plot, creating three narrower plots would respect the rhythm and spacing of dwellings in the street scene. He also had concerns regarding the scale of the properties.

Following a meeting with the planning officer Pure Town Planning teamed up with David James Architects who designed the bespoke contemporary dwellings and set about altering the scheme to alleviate the planning officer’s and his team leader’s concerns. We put together a compelling argument justifying how the scheme would sit comfortably in the street scene and with the surrounding built environment, thus not adversely affect the character or appearance of the area. Planning permission was granted earlier this month within the 8 week time frame.
