Southbourne apartments no affordable housingBournemouth Borough Council: It seems success really does breed success, continuing on with our winning streak; Pure Town Planning are celebrating after securing a superb planning approval for the demolition of three detached bungalows and the erection of a 3 storey modern block of 14 apartments (with underground parking) in a sought after location near the cliff top in Southbourne, Bournemouth.

We were able to convince the appointed planning officer at Bournemouth Borough Council that the proposed  number of units and the scale, layout and contemporary appearance of the building would be appropriate to the context of the site and would not introduce any harmful impacts on the character or appearance of the area or amenities of neighbouring residents. Planning permission was received within the Council’s 13 week (as it was a major application) statutory time frame and we believe the applicants will be starting the construction later this year…. watch this space!

What makes this approval even more sweet is that once more we were able to completely argue away Bournemouth’s affordable housing contribution. We put together a comprehensive viability report which convinced the District Valuer that it would not be financially viable for the developer to pay any affordable housing contribution. Had we not have challenged the Council on the grounds of viability they could have sought over £150,000 in affordable housing contribution from the applicant (as that was the policy complaint sum). So we were able to secure our client a significant saving!
