Borough of Poole: Neil McKeon of Pure Town Planning has secured full planning permission for a 12-unit residential block on The Avenue in Branksome Park, Poole.

The scheme, drawn by Footprint Architects, is a three-storey block of contemporary design split into two offset sections of contrasting articulation and fenestration details including red brick detailing and timber cladding throughout, under pitched roofs.

Following an extensive consultation process with the respective Planning, Urban Design, Highways and Tree Officers, issues were raised in respect of future amenity levels, overshadowing and potential tree impacts. As the proposal was to be recommended for refusal on the above grounds, the application was subsequently brought before Planning Committee at the bequest of a local Councillor so that members could assess the scheme for themselves.

Neil presented the application at Planning Committee and demonstrated how the amenity levels of future occupants would be comparable to residential blocks in Branksome Park, neighbouring amenity would be safeguarded from any detrimental shading impacts and how every measure possible had been taken to ensure that there would be no future pressure to fell any further trees on site. These exhaustive measures ensured that the resulting development would be in keeping with the character and appearance of the area and addressed each point of contention with the Officers. Following a thorough discussion and debate, members decided to go against the Officer’s recommendation with the majority voting in favour of the proposal – much to delight of the applicant.
