BCP Council (Bournemouth): Neil McKeon is pleased to have secured planning permission for alterations/extensions of a dwelling and conversion to a 12 bedroom House in Multiple Occupation (Sui Generis Use Class) in Portchester Road, Bournemouth.

As part of the justification of the HMO use on site, we were required to demonstrate that fewer than 10% of properties within 100m of the application site were in HMO use. Our assessment confirmed to the LPA that this 10% threshold was not breached and therefore the proposed conversion was compliant with Policy CS24 of the Local Plan.

As the property is located within the Portchester Road Conservation Area, the proposed conversion and extensions were sensitively designed to prevent against any harm to the character or appearance of the heritage asset. The resulting room layout ensures that future occupants will have an acceptable standard of living in terms of space, communal facilities, privacy and outlook, as well as safeguarding the amenity of surrounding properties on Portchester Road.
