Portishead two dwellings approved planning consultant HampshireNorth Somerset Council: Pure Town Planning have just received planning permission for a scheme of two dwellings at a small infill site in Portishead near Bristol.

This was a tricky little site being a small parcel of land left over by the development of land to the rear for retirement flats. Whilst it does have street frontage it is somewhat hemmed in on the other three sides by first floor windows overlooking the site – including the retirement apartments behind. The Council’s standards for the minimum distances between dwellings and their windows would have left the site undevelopable so we had to work hard to justify reducing the distances they would accept based on the careful design of the proposal.

Other issues on this site included flood risk – the site just being on the edge of the predicted flood zone in 100 years. We had to produce a sequential test report to demonstrate that there were no suitable (and available) sites within the town which were in lower flood risk areas.
