Appeal win planning permission for new house Newtown Poole

Borough of Poole: Just ten days into the new year and at Pure Town Planning we were already celebrating our first planning appeal win of 2014. The site was the plot of an unusually located house set just off Ringwood Road in the Newtown area of Poole. Our client had already obtained planning consent to subdivide the plot and build one detached dwelling alongside the existing house however the Borough of Poole Council turned down a further application seeking a third dwelling on the other side. Owing to the shape of the plot this side was a touch tighter and the Council decided that two was enough for this plot.

Our client asked us to appeal the decision and we put together a strong argument that the unique context of the site, which has open outlook onto a large playing field, meant that the proposal would not look cramped as the Council claimed and would not harm the character of the area. The Inspector in granting planning permission concluded that:

a further house would not cause harm to the character and appearance of the area, according with the Development Plan policies referred to and would further the aims of the [National Planning Policy] Framework to provide more housing in sustainable locations.

We are used to our clients being delighted when this kind of good news comes in, but the reaction this time was rather special:“You have quite literally changed my life” he enthused. This is the first site for his fledgling development company where he was expected to split the plot and sell two houses. The bonus of a third house will provide his company with a great boost enabling him to move up the ladder to bigger sites that bit sooner.
