Purbeck is a largely rural district centred around the Isle of Purbeck which is of course actually a peninsula  The district does however extend significantly inland including to the urban edge of Poole taking in the settlement of Upton – the western extremity of the South East Dorset Conurbation. The other main settlements are the towns of Swanage and Wareham.

Key points about developing in Purbeck

Development Plan: The principle document is the adopted Core Strategy (also known as Purbeck Local Plan Part 1: Planning Purbeck’s Future).

Pre-application advice: Purbeck charges for this service – for written advice: single property or site less than 0.1 hectare £183.60 (£153 +VAT) and any site larger £244.80 (£204 +VAT). Meetings are extra. Call us for advice on whether this service is worthwhile in your case.

Affordable Housing: Affordable housing is required on schemes of 2 units or more or sites of 0.05ha and larger. The requirement is 50% provision in the southeast (Swanage and most of the Isle of Purbeck and the coast) and 40% in the northwest (Wareham, Wool, Bere Regis, the Lytchetts and Upton).

Section 106 Contributions:

Dorset Heathlands (applies between 400m and 5km of a heathland site which is the majority of the District) – £952 for a flat and £1,524 for a house

Transport – Purbeck has its own special scheme of extortion charging the follow eye-watering sums:

1 bed dwellings: £4,965 per dwelling
2 bed dwellings: £5,958 per dwelling
3 bed dwellings: £6,951 per dwelling
4 bed dwellings: £7,944 per dwelling
5 bed dwellings: £8,937 per dwelling
6 bed dwellings: £9,930 per dwelling

So as an example a new 3-bed house in Wareham would be around £9k once admin fees are added.

Special policy restrictions:

Areas of the District are within 400m of heathlands sites where no additional residential units are allowed.

The northeastern area of the District is designated Greenbelt.

The southern part of the District is within an Area of Outstanding Natural Beauty (AONB).
